Making changes to a retirement village residence

Sometimes a resident may wish to make an alteration to their residence, such as installing an outdoor blind, painting a wall or other modifications.

It is generally up to the operator to determine whether alterations are permitted. If and how a resident may make alterations to their residence must be clearly stated in the residence contract.

Where alterations are allowed, information must be provided about:

  • how to request an alteration
  • the approval process
  • what happens when the resident leaves the village (for example, will they need to return the residence to its original condition).

This applies to alterations made at any time after the resident moves in, including if they choose to leave during the settling-in period.

Prescribed alterations

A prescribed alteration is a change made to a home to help a resident live more independently and is recommended by a registered health professional.

It includes things like ramps, handrails, or other equipment.

When a resident requests a prescribed alteration

  1. The operator has 10 business days to decide whether to approve or refuse the request.
  2. The operator must give the resident a written response.
    1. If approved, any conditions (like restoring the home later) must be clearly stated.
    2. If refused, the operator must explain the reasons and provide information about the village’s dispute resolution process.

The resident’s right to request an alteration overrides any conflicting terms in their residence contract, unless the resident chooses to follow the contract instead.
