Home sales for people with lower incomes

HomeSeeker SA offers eligible buyers exclusive access to a range of affordable properties throughout South Australia. Properties include newly built houses and vacant land allotments, which are available for a limited time on HomeSeeker SA before being made available to the open market.

How to buy a home through HomeSeeker SA

  1. Step 1

    Check your eligibility

    To be eligible to purchase a HomeSeeker SA property you must:

    • be an Australian citizen or permanent resident
    • be 18 years of age or older
    • earn less than the HomeSeeker SA income limits
    • own assets less than the HomeSeeker SA asset limits
    • not  currently own any residential property
    • commit to live in the property for at least 6 months following settlement.

    You must also be able to independently finance the purchase of the property, including up-front costs and deposit.

    Public and community housing tenants

    Current SA Housing Trust or community housing tenants are automatically eligible to buy through HomeSeeker SA. If you have a debt with the SA Housing Trust, you must repay the debt in full before the settlement date. If successful you will no longer be eligible for public housing, and any in-progress applications will be cancelled once a property is purchased.

  2. Step 2

    Find a property

    Visit HomeSeeker SA to view all available homes. You can register to receive email alerts when a property that matches your preferences has been listed.

    Listed properties may also be advertised at the same time  on realestate.com.au and developer websites.

  3. Step 3

    Arrange finance

    You are responsible for organising your own finance to buy a HomeSeeker SA property. If you are pre-approved for a loan, your lender will provide you with a letter confirming how much you can borrow.

  4. Step 4

    Buy a property

    Contact the sales agent to register your interest in a specific property.

    HomeSeeker SA new-build properties are typically sold off-the-plan or as home-and-land packages prior to construction.

    The sales agent can provide you with more details about the property, including deposit requirements, contract terms and build time frames.

    HomeSeeker SA properties are sold on a first-in-line basis and you must sign a statutory declaration confirming your eligibility.
