A replacement building is constructed within 3 years of the original building being demolished. It needs to:
- be in the same or almost the same position
- have the same or almost the same layout and external appearance.
Under certain circumstances, applications for a replacement building may be approved within 10 days. The process can take longer if the building is in an area identified as:
- Hazards (bushfire - high risk)
- Hazards (bushfire - medium risk)
- Historic area
- Local heritage place
- State heritage area
- State heritage place.
