Replacement building after a bushfire

A replacement building is constructed within 3 years of the original building being demolished. It needs to:

  • be in the same or almost the same position
  • have the same or almost the same layout and external appearance.

Under certain circumstances, applications for a replacement building may be approved within 10 days. The process can take longer if the building is in an area identified as:

  • Hazards (bushfire - high risk)
  • Hazards (bushfire - medium risk)
  • Historic area
  • Local heritage place
  • State heritage area
  • State heritage place.
