Residential code

Check the residential code requirements to make sure the code applies to the form and location of the development you are proposing. For new homes and alterations or additions to existing homes:

All residential code applications are lodged with the council in which the development is to be undertaken. Lodgement fees are paid to that council. Contact the relevant council office for more information.

For common residential works and structures, you need to get an application form from the council in which the development is to be undertaken. Contact the relevant council office for more information.

Land use

Electricity Act declaration

Before completing the Electricity Act declaration form - 25.7 KB, make sure your proposed development complies with safe clearance distances between buildings and powerlines, as required under the Electricity Act 1996 and determined by the Office of the Technical Regulator.

Fees

Fees are payable at the time of lodgement. They can be paid by:

  • a cheque made out to the Development Assessment Commission
  • credit card (Visa or MasterCard only)
  • cash.

Open space contributions

Developers of new allotments are required to either provide open space within the development area or make a financial contribution in lieu of land. This is a requirement under the Development Act 1993. Contributions go into the Planning and Development Fund which provides grants to communities for developing public spaces.

Open space contributions are based on the following fees:

  • Metropolitan Adelaide: $6,488 for each new allotment or strata lot delineated on the relevant plan that does not exceed one hectare in area
  • Outer Metropolitan Adelaide: $6,488 for each new allotment or strata lot delineated by the relevant plan that does not exceed one hectare in area
  • Regional South Australia: $2,849 for each new allotment or strata lot delineated by the relevant plan that does not exceed one hectare in area.
